Walters Estate is a 56 dwelling subdivision aimed at the affordable market with a mix of typologies catering for a range of potential buyers. Some units have a minor dwelling that could be used for a multi-generational ownership model which provides further flexibility for residents.
The project emphasis on affordability required Gel to carefully plan spaces, use simple forms and specify durable, long-lasting materials for ease of detailing and straight forward construction.
The surrounding neighbourhood is predominately large lot at approximately half the proposed density of the Auckland Unitary Plan, so careful consideration was needed to obtain Resource Consent. Most new dwellings adjacent to the established community are single level to respect the neighbouring homes and maintain privacy. This also lowers the overall impression of density.
