A new apartment precinct of three buildings is nestled together on this Auckland City Fringe site. The buildings are composed with varying scale and design responses to not just address the building form but also the spaces created between. The result is a strong façade and an active commercial edge at street level. Two strong pedestrian entries extend from the streetscape to cut through the buildings and emerge into an intimate scaled pedestrian podium. Vehicle activities are concealed underground.
Building One embraces the street with penthouses set back for privacy at the upper level. The strong façade addresses the East and the West, engaging with the street for outlook and amenity. The façade has variation in both height and depth to add interest for passers-by. Building two has a protective southern edge and looks to the northerly views. Building three is tucked down low to the north to ensure that the larger scaled buildings receive unimpeded sunlight and views. Building three has a more traditional residential scale of contemporary forms with private podium courtyards.
Permanent raw materials are softened with landscaped walls and timber walkways at pedestrian level. The façades share vertical proportions for coherent visual interest and correlation. This repeated theme ties the buildings together in this new Apartment Precinct for a rapidly growing Auckland.
